For buyers, sellers, and renters

Your client portal keeps your home journey, shared files, next steps, and conversations connected.

Client sign-in ↗

CLIENTS · 01

Create your client account and sign in

  1. Ask your team for a client portal access code. You do not need an assigned property or tenancy to have a client account.
  2. Open /portal/register, enter the invited email address and access code, then create and confirm your password. Your name and contact details come from the record your team created.
  3. Use Login → Client login or /portal/client-login. Existing resident and owner accounts use the same password; switch workspaces when your property relationships give you that access.
  4. Use password recovery if needed, or ask your team to clear a sign-in lockout. Invitations expire after seven days; ask for a new code if yours expired.

CLIENTS · 02

Follow your journey and notifications

  1. Your journey shows shared progress and your team’s target date. Next steps lists what is happening and what is needed from you.
  2. For an action labeled Submit for team review, submit when you are ready. Your team reviews it before completing the step; submission does not approve an application or sign an agreement.
  3. Your updates includes portal notifications for new team messages, shared documents, appointments, journey updates, and due actions. Open an update or choose Mark all read.
  4. Use Refresh to load the latest changes. These updates stay in the portal; they do not automatically send email or push notifications.

CLIENTS · 03

Add and download documents

  1. Open Documents. Enter a title, choose a category, select your file, and choose Upload document. Supported files include PDF, photos, Word, Excel, CSV, and text, up to 25 MB.
  2. Your files are linked to your own client record and become available to your team for review. Staff-shared documents appear alongside your uploads.
  3. Choose View for a supported preview, or Download for a copy. You can see only your uploads and documents your team explicitly shared with your client record.
  4. If uploads are unavailable, contact your team. A document upload is not an electronic signature or an application approval.

CLIENTS · 04

Save homes, request viewings, and plan the next move

  1. Homes & saved places includes published sale and rental listings. Save homes you like and use the Saved homes filter to revisit them.
  2. Choose Request a viewing on an available home. Add preferred dates or times and send the request. Your team receives it with the home linked, and a follow-up is created for them to respond.
  3. A viewing request does not reserve an appointment. Appointments & milestones displays the schedules and transaction milestones your team shares after coordinating them.
  4. Your preferences lets you choose Buying, Renting, or Selling and record locations, budget, timeline, bedrooms, home types, and must-haves. For renting, budget is the monthly rent budget.

CLIENTS · 05

Keep the conversation connected

  1. Use Team conversation for questions about homes, rental requirements, viewing times, documents, and next steps. Team replies and your requests stay together in the portal.
  2. Your team can see your messages in your client profile. Internal staff notes are not shown in your portal.
  3. Use Contact your team to reach the conversation, or your agent’s displayed email or phone when available.
  4. For account changes or help after your client record is archived, contact your team through your established contact method.

For residents

01

See your past requests or cancel one

  1. Your portal lists every maintenance request you have submitted, newest first. Use Show requests to see all, open, completed, or cancelled requests.
  2. Requests for a home you no longer have access to stay in your history but are read-only.
  3. To cancel a request you no longer need, open it, choose Cancel this request, add a reason if you like, and choose Yes, cancel request. You can cancel requests that are open, in progress, or waiting.
  4. Cancelled requests stay in your history. If you cancelled by mistake, contact management to reopen it, or submit a new request.

02

Contact management

  1. Choose Contact management at the top of your portal, or scroll to the bottom, to see how to reach management: phone, email, office hours, and address.
  2. If you live in more than one managed property, each property’s contact is shown and labelled.
  3. For maintenance emergencies outside office hours, use the after-hours emergency number shown there. For fire, medical, or other life-threatening emergencies, call 911 first.
  4. For repairs, submit a maintenance request so it is tracked. Use the contact details for questions, access, rent, and anything else.

03

Read announcements from management

  1. Announcements from management appear on your portal home under Announcements, newest first. Pinned announcements stay at the top.
  2. Important announcements, such as water or power shut-offs, are highlighted and open automatically. Choose Read announcement to open others, and Show all to see older ones.
  3. You see announcements for every resident and for the properties you are connected to. They disappear on their own after their end date.
  4. Announcements are not sent by email or text, so check the portal regularly. For an emergency, contact emergency services directly.

04

Register and get property access

  1. Ask management for a registration access code. It is issued to you, for your email address, after management records your lease. It expires after seven days and can be used once.
  2. Open Resident Portal from the homepage button, navigation menu, or footer, and choose Register at /portal/register. Enter the code and confirm the email address management invited, then choose your own password. Your name and phone are filled from management’s records. Keep your password private. You don’t need to enter an address.
  3. When you register, your account is ready right away: the home on your lease appears and you can submit requests. If no property appears, or the code is rejected, contact management through your established contact method. Do not create another account.
  4. A resident, tenant, or authorized contact can have access without owning the property. You see your own requests, including when other residents share your property.

05

Submit a maintenance request

  1. Sign in and choose New request. Select the correct assigned property and unit.
  2. Enter a short title, category, priority, and a description of the issue and when it started. Add your availability and entry preference.
  3. Select optional photos, videos, or documents, then choose Submit request. Keep the page open while files upload.
  4. Open the saved request and keep its DM ticket number for future conversations with management. Check the property and details before adding updates.

06

Choose entry arrangements and priority

  1. Use the entry preference to indicate whether you authorize entry, subject to applicable notice and arrangements, or need management to coordinate with you.
  2. Describe availability and access arrangements without including passwords, door codes, financial information, or other sensitive credentials.
  3. Urgent priority helps management review the request. The portal is not monitored as an emergency service and does not automatically dispatch a crew. For immediate danger, use emergency services; for urgent property issues, use your established management emergency contact.

07

Attach photos, videos, and documents

  1. Attach files when submitting a request, or open a saved ticket and use Documentation → Add photos, videos, or documents → Upload documentation.
  2. Select up to five files at a time, with a maximum of twenty per ticket. JPEG, PNG, WebP, PDF, Word, Excel, CSV, and text files can be up to 25 MB each. MP4, WebM, and MOV videos can be up to 100 MB each.
  3. Choose files that document the issue clearly. Files are available to management and you while you have authorized access to the ticket; they are not public property photos.
  4. Use View for a photo or video, or Download to save a file. Management-only files are not shown in your portal.

08

Recover from an interrupted upload

  1. Your request is saved before attachments upload. Open the saved ticket and review Documentation instead of submitting a new request.
  2. Files that uploaded successfully remain attached. Retry only the missing files and check the size, file format, and ticket limit.
  3. Keep the page open until completion. If you were signed out, sign in again and reopen the ticket.
  4. If storage is unavailable or the problem continues, contact management with the ticket number and error wording. Never send your password.

09

Follow progress and send an update

  1. Open your request from the portal. Use the request filter to find open or completed requests.
  2. Review the status, assigned team or provider, shared documentation, and conversation.
  3. Enter a message and choose Send update to add information or ask management a question. Keep all updates about the same issue on the same ticket.
  4. Check back in the portal for replies. Automatic email and text notifications are not sent by the platform.

10

Understand request statuses

  1. Open means the request is recorded and needs attention. In progress means management has marked the work as underway. Waiting means the request is awaiting the next action.
  2. Completed means management has marked the work complete. You can review the history, but must contact management to reopen the ticket before replying or adding documentation.
  3. Management assigns maintenance personnel or outside companies. The displayed assignment does not itself confirm a scheduled visit; confirm arrangements with management.

11

Acknowledge work on a printed ticket

  1. Management can print a ticket with the request details, shared conversation, documentation references, and space for work notes.
  2. Review the information and work notes with management. The copy includes your printed name, a resident signature/date line, and representative name, signature, and date lines for Dasher Realty & Property Management.
  3. This is a paper acknowledgement. Signing it does not automatically change the request status; management updates the ticket separately.

12

Change or recover your password

  1. When signed in, choose Account security. Enter your current password, new password, and confirmation, then choose Update password. Other sessions are signed out.
  2. If sign-in fails, check you are using the email address management invited and that Caps Lock is off, and choose Show password to see what you typed. Your browser may have filled in an older password.
  3. If you forgot your password, contact management using your established contact details. After verifying your identity, management can issue a one-time recovery code.
  4. Open /portal/reset and use the code within thirty minutes to choose a new password. The code works once and signs out existing sessions.
  5. Keep passwords and recovery codes private. Sign out after using a shared device.

13

A property or request is no longer available

  1. Management may revoke an assignment, suspend, archive, or delete an account, or end management of a property. This removes resident access while retaining management records.
  2. If you believe access is incorrect, contact management to verify your account, property, and unit. The help page cannot approve or restore access.
  3. For help using the website, use the Accessibility link in the public footer. You can also contact management through the website’s contact form using your preferred contact method.

For property owners

How to approve work, request services, read statements, and keep your property records in the owner portal.

OWNERS · 01

Get owner access

  1. Ask management for a portal access code. They verify who you are, then give you a code tied to your email address.
  2. Go to /portal/register, enter the code and confirm your invited email, then create a password of at least 12 characters. Your name and phone are already on file. Your properties are connected automatically.
  3. Codes work once and expire after seven days. If yours expired, ask for a new one.
  4. Already have a portal account, for example as a resident somewhere else? Don’t register again. Every property management records you as owning appears in your existing account automatically, and you can switch between owner and resident views at the top of the portal.

OWNERS · 02

Find what needs your attention

  1. Overview opens first. Needs your attention lists approvals and questions from management, urgent maintenance, leases ending within 60 days, documents that expire within 30 days, and properties without a repair approval limit.
  2. Select any item to go straight to it. The tiles show your properties, monthly rent across current leases, open maintenance, and this month’s net income.
  3. Numbers on the Maintenance and Requests tabs count open maintenance and items waiting for your response.

OWNERS · 03

Approve or decline work

  1. When work costs more than your repair approval limit, management sends an approval request. Open it under Requests: it shows the amount, the reply-by date, and the estimate when one is attached.
  2. Choose Approve to let management schedule the work and pay for it from your property’s funds, as your management agreement describes. Add a note if you have a preference, such as a brand or timing.
  3. To decline, write what you’d like instead, then choose Decline. A note is required so management knows the next step.
  4. Your decision is recorded with your name and the date, and management is told right away. Emergencies that threaten safety or the property may be handled immediately under your agreement.

OWNERS · 04

Set your repair approval limit

  1. Open Properties. Under each property, enter the amount management may spend on a repair without asking you, then choose Save limit.
  2. Repairs up to that amount go ahead. Anything above it comes to you as an approval request.
  3. Choose Ask me every time to clear the limit. Management will then ask before any non-emergency repair.

OWNERS · 05

Request maintenance

  1. Choose Request maintenance on Overview, Properties, or the Maintenance tab. Pick the property, describe the work, and choose a category and priority.
  2. Attach up to five photos, videos, or documents. Photos and documents can be up to 25 MB each, videos up to 100 MB. Your request is saved first, then the files upload.
  3. Add access notes, such as a lockbox location, but never door or lockbox codes. Leave entry permission checked so vendors can enter with proper notice to any residents.
  4. Open your request to follow progress, send updates, add more files, or cancel it. Requests from your residents appear too, with status and vendor, but their names, messages, and photos stay private.

OWNERS · 06

Ask management for other services

  1. Choose Ask management for anything beyond repairs: finding a tenant, renewing a lease or changing rent, inspections, upgrades, keys and access, insurance or HOA matters, statement questions, utilities, agreement changes, or selling the property.
  2. Each type shows what to include. Management replies inside the request, so the whole conversation stays together.
  3. When management asks you a question, it appears under Needs your response. Answer in the request to hand it back to management.

OWNERS · 07

Follow leases and residents

  1. Properties lists each current lease: resident name, lease dates, monthly rent, and deposit. Past leases are listed below it.
  2. When a lease ends within 60 days, choose Tell us your renewal plans to start a lease renewal request. For a vacant property, choose Ask us to find a tenant.
  3. To protect residents’ privacy, their contact details aren’t shown. Reach them through management.

OWNERS · 08

Read and export statements

  1. Statements shows the income and expenses management recorded for a month, for all properties or one property, with the net and the year-to-date totals.
  2. Choose Export month or Export year to download a CSV file for your records or your tax preparer. Choose Print / save as PDF for a printable statement.
  3. Statements reflect what management recorded. They aren’t bank statements or tax forms. Ask a question under Requests if an entry looks wrong.

OWNERS · 09

Find and upload documents

  1. Documents lists files management shares with you, such as leases, your management agreement, invoices, and inspection reports, and files you upload.
  2. Choose Upload a document to add insurance policies, tax forms, HOA letters, or other records. Add an expiration date for anything that renews, and the portal will flag it before it lapses.
  3. Management sees what you upload in your property’s records. Don’t upload passwords or full bank account numbers; share payment details with management by phone.

OWNERS · 10

Notices, contacts, and your account

  1. Notices shows updates management sends to owners, such as year-end timelines or policy changes. Important notices are highlighted.
  2. Contacts shows how to reach management, the residents at your properties, and the service providers assigned to recent maintenance.
  3. Under Account, update your name, phone, mailing address, and how you prefer to be contacted, or change your password. Bank and payout details aren’t collected in the portal.
  4. If management of a property ends, it stays in your portal as read-only, so its documents, statements, and history remain available.

Need help with your account or property? Contact management through your established contact method and include your ticket number if you have one.
